1. Definitions
- "The Company" means Zap Cleaning, operated by Shaun. Contact: info@zapcleaning.co.uk | 07759 276534.
- "The Client" means the individual or business booking a service.
- "Service" means any cleaning or related service provided.
- "Visit" means a single attendance at the Client's property.
2. Our Services
Zap Cleaning provides: oven cleaning, carpet cleaning, kitchen cleaning, bathroom cleaning, regular domestic cleaning, end of tenancy cleaning, garden services and window cleaning across Cambridge and surrounding villages.
All services are subject to availability. We reserve the right to decline or reschedule any booking at our discretion. Any deposit paid will be refunded in full if we cancel.
3. Booking & Confirmation
A booking is confirmed when both parties have agreed the date, time and price in writing (WhatsApp, email or form). Submitting an enquiry form does not constitute a confirmed booking.
4. Pricing & Payment
Prices are confirmed at the time of booking and include VAT where applicable. Payment is due on completion of each visit unless otherwise agreed. If the scope of work differs significantly from the original description, we reserve the right to revise the price before beginning — the Client may accept or cancel without charge.
5. Regular Domestic Cleaning
5.1 Minimum Duration
All regular domestic cleaning visits have a minimum booking of 2 hours per visit. Bookings for less than 2 hours will not be accepted.
5.2 Parking
Parking must be available at or immediately outside the property for every visit — either a driveway or unrestricted on-street parking within approximately 50 metres. If parking is unavailable on arrival, we will wait up to 10 minutes. If no suitable parking is found, the visit may be cancelled and the full visit fee charged. It is the Client's responsibility to notify us of any parking restrictions.
5.3 Client Approval & Selection
Zap Cleaning operates a selective client policy for regular domestic cleaning. We carefully select our regular clients in order to maintain the highest standards of service for all customers. Submitting an enquiry does not guarantee acceptance as a regular cleaning client. We reserve the right to decline any application without obligation to provide a reason. Acceptance is at our sole discretion.
5.4 Cleaning Chemicals
Cleaning chemicals are available to be supplied by Zap Cleaning at an additional charge of £5 per visit. Alternatively, Clients may provide their own products. This is agreed at the time of booking.
6. End of Tenancy Cleaning
6.1 Property Condition
The property must be empty of all furniture, personal belongings and rubbish before cleaning commences, unless otherwise specifically agreed. Prices are based on properties in a reasonable condition. Excessive soiling, mould, pest infestations or damage beyond normal wear and tear may result in additional charges, which will be communicated before any extra work is carried out.
6.2 24-Hour Warranty — No Re-Clean Guarantee
Zap Cleaning does not offer a re-clean warranty, a deposit-return guarantee or any guarantee regarding the outcome of a landlord or letting agent inspection. We clean to a thorough, professional standard. However, inspection outcomes depend on factors outside our control, including landlord expectations and pre-existing conditions.
If you wish to raise any concern about the quality of a clean, you must contact us in writing (WhatsApp or email) within 24 hours of the completion of the clean. Claims raised after 24 hours from the time of completion will not be accepted. No refunds or re-cleans will be offered beyond this 24-hour window under any circumstances.
6.3 Carpets & Ovens
Vacuuming is included as standard. Carpet deep cleaning (hot water extraction) is a separate service and not included unless specifically stated. Standard oven cleaning is included; heavily soiled ovens may require our specialist dip-tank service at an additional charge, assessed on arrival.
7. Cancellation Policy

Cancellations must be made via WhatsApp or email. Voicemail does not constitute confirmed cancellation.
8. Emergency & Last-Minute Bookings
Emergency bookings are subject to availability and may carry a surcharge, confirmed before booking. All standard terms apply.
9. Liability & Insurance
Zap Cleaning holds full public liability insurance. Any damage must be reported within 24 hours of the visit. We are not liable for pre-existing damage, fragile items not declared, or claims submitted more than 24 hours after the visit. Maximum liability is limited to the visit fee paid.
10. Satisfaction
For general cleaning services (excluding end of tenancy), if you are not satisfied with any aspect of the clean, contact us within 48 hours and we will return to address any issues free of charge. This is offered in lieu of a refund and does not apply to end of tenancy cleans, for which the re-clean guarantee terms in section 6.2 apply.
11. Governing Law
These terms are governed by the laws of England and Wales.
